WHAT ARE THE APARTMENTS LIKE?
Each apartment has one bedroom and one bath. There is approx 636 sq ft. of living space with large and spacious closets. There is an electric stove, refrigerator, dishwasher & garbage disposal. The bathroom includes a combination tub/shower. The apartments are heated by 'in-floor' radiated heat providing equal heat throughout the apartment. Each apartment has it's own thermostat. There are two apartments with handicap facilities.

The apartments are isolated to reduce noise and sound traveling between apartments. The floor of each apartment is cement. The inside, commons walls are doubled and insulted with a 2" air gap between them to reduce sound penetrating the walls. Each ceiling is insulated heavily.

ARE THE APARTMENTS FURNISHED?
Yes, but...! There is a couch, big swivel chair, five-piece kitchen set and an end table. Bedroom furnishings are not provided. Beds are provided for single students.

WHAT ABOUT UTILITIES?
The heat for the apartment is included in the rent. So is the trash hauling. Your only utility is the Ephraim City utility bill. This includes all the items the City of Ephraim charges, including electric, water, sewer, fire dept., etc. It will vary depending on usage, typically less than $50 per month.

IS THE BUILDING SAFE AND SECURE?
There are four entry stairwells. Each one is enclosed & lighted both internally and externally. Each apartment has it's own lock. Each front door is made of heavy steel. Each apartment has it's own doorbell and a peephole for you to see out. Each front door has an additional deadbolt. The grounds are lighted around the building and the building is protected with a complete fire sprinkler system in each room and the stairwells.

ARE THERE LAUNDRY FACILITIES?
Yes! At the West end of the building is the laundry room. There are two Maytag washers and two Maytag dryers.

WHAT ABOUT PARKING?
There is a large parking lot right next to the building. It has 37 parking spaces for the 24-unit building. There is also a handicap ramp.

IS THE BUILDING AIR-CONDITIONED?
The top floor has swamp coolers. The middle floor and the basement floor are cool in the summer because the building is highly insulated and built with slump block.

ARE THERE EMPLOYMENT OPPORTUNITIES NEARBY?
Yes! The major employer in Ephraim, for both students and non-students is Snow College. The Walmart store is a major facility, more than 110,000 sq ft in size, located approximately two blocks north of the apartments and there are also other employment opportunities in Ephraim.

HOW CLOSE ARE THE STORES?
The new Walmart store is just a few blocks north on Main Street. This is the closest apartment complex to the Walmart and is between the college and the store making it particularly convenient for those employed at Walmart or the college or attending college and working at Walmart.

ARE THE APARTMENTS AVAILABLE YEAR ROUND OR JUST FOR THE SCHOOL YEAR?
They are available all year round. These apartments are also available for nonstudents.

IS SMOKING ALLOWED?
No! This is a facility for NON-SMOKERS! We do not allow smokers. We encourage visitors. We want you to make this your comfortable home but we ask you to inform your smoking friends that smoking is not permitted in the building OR ON THE GROUNDS. Our gardeners do not pick up cigarette butts. We will evict for smoking.

ARE PETS ALLOWED?
No.

WHAT ARE THE APARTMENTS USED FOR IF THERE ARE VACANCIES DURING THE SUMMER?
We make them available for people to stay, on a daily basis, for visits to Ephraim and Manti for special activities like the MORMON MIRACLE PAGEANT, family reunions, youth conferences, etc. They are also available for some summer athletic training programs.
